Conley Hills Holiday Decorating Contest

Historic Conley Hills Neighborhood Association, East Point, will have a Christmas decorating contest. Selection of Winnders wil be made on December 20th at 7:00pm.  The jugdes will be made up of impartial persons from other neighborhoods in East Point.

Prizes will be gift certificates that have been generously donated by: The Flower Cottage, The East Point Corner Tavern and          Oz Pizza. 

Catagories for judging will be:       Most Original      

                                                      Most Tradidional           

                                                      Most Decorated(most lights, decorations, etc.)

New Addition to Intown Focus Family

Congratulations to Cherise and Sean Milburn!! They had been expecting a baby boy to arrive Dec 20th.  However, baby Ryan could not wait to join the world.  He was born Sunday night/Monday am around midnight.  They will be home from Northside Hospital tomorrow.

Investors - Tis the Season for Seasoning

With so many foreclosures, the time is ripe for everyone to buy some great deals...especially investors.  Those looking to renovate and resell usually have high holding costs associated with their hard money loans, so they knock out the renovation and get the property on the market as soon as possible.  Without the easy availability of hard money right now, most investors are leveraging cash.  Regardless, they still want a quick return to free up cash for another deal.

So what does this have to do with seasoning?  With everyone tightening their belts, including lenders, they are requiring property to be "seasoned" before they lend on a purchase.  Banks are stuck with "flipped" property that resulted from fraudulant appraisals and inflated prices.  So in an attempt to guard against this, lenders are now requiring the owner have owned the property for 90 days before closing on a sale with their new borrower.

See the guidelines below I requested from Michael Lappin at Stellar Mortgage.  Michael is a true professional who will guide you through the decision-making process of obtaining a loan.  You will be well-informed, receive competitive rates, and not have junk fees.  I highly recommend Michael.  You can find his information (as well as other preferred lenders) on www.IntownFocus.com/sharedrelationships

  • If the transfer was 90 days or less, the property is not eligible for FHA financing.
  • If the transfer was 91-180 days, a second appraisal completed by a different FHA roster appraisal is required if the current sales price is the same or higher than the original acquisition cost.
  •     The lower of the two values will be used to determine
  •     the maximum loan amount. Any repairs listed on either appraisal must be resolved prior to closing.
  • If the transfer was 181-365 days, the HUD-1 from the original purchase must be provided. Value must be reasonable.
  • These restrictions do not apply to properties owned by HUD, government, local/state agencies (or their subsidiaries or assigned vendor through July 9, 2009), FNMA, FHLMC, employer relocation agency or properties located in a federally declared disaster area. New construction properties and recently inherited properties are also exempt.
  • New Construction properties that have been subsequently foreclosed, however, must comply with FHA property flipping guidelines.
  • For inherited properties, additional conditions may apply.
